The owners of the Toringdon office park in south Charlotte plan to convert a private street into a open green space and are also working to bring a fitness facility to park, potentially using space that is now occupied by Global Restaurant.
The new green space, called The Grove at Toringdon, will include seating areas for tenants and will be located at the center of the office park, replacing a street that runs from Toringdon Way to the Toringdon 6 building.
Trinity Capital Advisors, in a joint venture with Stockbridge Capital Group and Madison International Realty, owns all six of the office buildings at Toringdon after purchasing the final two during the summer for $20 million.
Trinity hopes to start work on The Grove this quarter and the project will take two to three months to complete, says Sherrie Chaffin, director of development at Trinity Capital. Chaffin says the private street that will be converted to the green space is underutilized, and another street at the park will ultimately connect to North Community House Road, which is being extended via a bridge across Interstate 485.
Jennifer Kurz of Trinity Partners, who handles leasing at Toringdon, says while tenants can walk to nearby retail, they haven’t had a place to meet or eat lunch outside.
“It lacked a central gathering spot,” she says.
Trinity Capital also plans to add a fitness facility at the park but has not yet determined where to put it. One option is to use space that is currently occupied by Global Restaurant, which has a lease at Toringdon that expires in early 2016. Jonathan Beall, a broker with RED Partners who is representing Global, says Trinity would like to get the space back as soon as possible and has indicated it would let the restaurant out of its lease early. Global, owned by Bernard Brunet, plans to purchase or lease 2,500 to 3,000 square feet and is actively looking for a new location, Beall says.
Trinity is marketing a new seven-story, 175,000-square-foot office building at Toringdon, and the firm recently sold a 0.82-acre outparcel for $2.3 million to Beacon Investment Management Group, which plans to build a six-story Hampton Inn & Suites along North Community House. The Charlotte-based hospitality firm expects to start construction this fall and complete the 120-room hotel in late 2015 or early 2016.
